The adaptive reuse of two mixed-use office buildings—one 6-story and one 3-story—includes the removal of the existing curtain wall system, replacing it with a new façade featuring GFRC paneling, ACM, EIFS, soffits, and a new glazing system. Extensive upgrades include electrical services, grease traps, HVAC, bathrooms, life safety components like fire alarms and sprinklers, along with a rooftop bar, terrace, new storefronts, art installations, a canopy walkway, breezeway, utility lines for food trucks, and a marquee sign, all while preserving parking.
